A hot Los Angeles afternoon is a poor time to find out your air conditioner has a weak capacitor, clogged drain line, or failing fan motor. An air conditioner tune up checklist helps homeowners catch small concerns before they become an urgent no-cooling call, often when demand for service is at its highest.

A seasonal tune-up is not just about making the system blow cold air. It is a careful review of airflow, electrical components, drainage, refrigerant performance, controls, and safety. The goal is dependable comfort, reasonable operating costs, and a system that is less likely to fail when your home needs it most.

Start With Safe Homeowner Checks

There are a few useful items a homeowner can handle before scheduling service. These steps do not replace professional maintenance, but they can improve airflow and help you notice changes early.

First, check the thermostat. Set it to cooling and lower the temperature a few degrees below the current room temperature. The system should start normally, and cool air should begin coming through the registers after a short delay. If the display is blank, the thermostat may need fresh batteries or could have a power-related issue.

Next, inspect and replace the air filter if it is dirty. A filter loaded with dust, pet hair, or construction debris restricts airflow. That can make rooms less comfortable, increase energy use, and put unnecessary strain on the blower and evaporator coil. In many Los Angeles homes, checking the filter monthly during cooling season is sensible, especially with pets, allergies, or nearby road and construction dust.

Walk through the house and make sure supply registers are open and return vents are not blocked by furniture, rugs, or stored items. Closing too many vents does not usually save energy. It can disrupt the airflow your system was designed to move and may contribute to uneven temperatures.

Finally, look around the indoor and outdoor equipment for obvious concerns: water near the air handler, ice on refrigerant lines, unusual rattling, a burning smell, or new stains near a ceiling register. Keep at least two feet of clear space around the unit. Remove leaves, grass clippings, loose debris, and items stored too close to it. Trim shrubs back carefully so they do not crowd the coil or interfere with airflow. Do not cover a running air conditioner or stack objects on top of the cabinet.

A professional technician should inspect the condenser coil and clean it when needed. Coil fins are delicate, and aggressive cleaning or incorrect pressure can bend them, drive debris deeper into the coil, or damage components. In areas with dust, landscaping debris, or heavy use, coil condition can make a noticeable difference in cooling performance.

The technician should also examine the condenser fan, motor operation, contactor, capacitor, disconnect, wiring, and electrical connections. These parts operate outdoors in heat and weather. A capacitor can weaken over time, for example, causing slow starts, humming, or a system that fails to start on a hot day. Finding a weakening component during maintenance is generally far less disruptive than waiting for a complete failure.

Indoor Equipment Deserves Equal Attention

Many cooling issues begin indoors, where homeowners may not see the equipment regularly. Whether your home has a furnace with an evaporator coil, an air handler, or a ductless mini-split, the indoor side needs a thorough inspection.

A tune-up should include checking the blower assembly and verifying that airflow is appropriate. Low airflow can result from a dirty filter, blower problem, clogged coil, undersized or damaged ductwork, or restrictions at return vents. The symptom may be weak air at registers, rooms that cool unevenly, or an air conditioner that seems to run continuously.

The evaporator coil should be inspected for dirt buildup and signs of freezing. Because it is often enclosed, it should be accessed and serviced by a qualified HVAC professional. A dirty coil reduces heat transfer. Ice on the coil or refrigerant line is not a normal condition to ignore - it can point to airflow problems, refrigerant issues, or a malfunctioning component.

Drainage is another essential part of the checklist. Air conditioning removes humidity from the air, even in Southern California’s generally dry climate. That moisture must leave through a condensate drain system. A technician should clear the drain line as needed, inspect the drain pan, and test safety switches where installed. A blocked line can lead to water damage, ceiling stains, mold concerns, and a system shutdown.

Verify Refrigerant, Cooling Performance, and Controls

Refrigerant does not get “used up” like fuel. If a system is low, there is typically a leak or an installation issue that should be diagnosed. Simply adding refrigerant without identifying the reason may provide short-term cooling while allowing the underlying problem to continue.

During a professional tune-up, the technician can measure operating pressures, temperatures, electrical readings, and temperature difference across the system. These readings help determine whether the equipment is cooling within an expected range. The right results vary by system type, outdoor temperature, indoor conditions, and equipment design, so maintenance should be based on measured performance rather than guesswork.

This is also the time to confirm that the thermostat is calibrated and communicating properly. For smart thermostats, the technician can review settings that may affect comfort, such as schedules, fan settings, and cooling limits. Smart controls can reduce unnecessary runtime, but they cannot correct a dirty coil, undersized system, or leaking ductwork.

Check Ductwork and Whole-Home Airflow

Central air conditioning depends on the duct system as much as the equipment itself. In older Los Angeles homes, ducts may be poorly sealed, crushed in an attic or crawl space, undersized for a renovation, or disconnected after previous work.

Signs of duct-related trouble include one room that never cools well, dusty airflow, noisy registers, high utility bills, or a large difference between floors. Outdoor units still need coil, electrical, and refrigerant checks. Because each indoor zone has separate controls and components, a room-by-room performance review is useful.

Know When a Tune-Up Becomes a Repair Decision

Maintenance sometimes reveals a repair that should not be postponed. Electrical components with unsafe wear, a failed drain safety switch, significant refrigerant loss, burned wiring, or a failing motor deserve prompt attention. The technician should explain what was found, why it matters, and what options are available before work begins.

Other findings require more judgment. An older system may still operate but need a costly repair. Whether repair or replacement makes sense depends on the equipment’s age, repair history, efficiency, condition of the ducts, and your plans for the property. If you are remodeling, adding living space, or planning an ADU, it may be wiser to evaluate cooling capacity as part of the larger project rather than replace equipment in isolation.

For most homes, annual professional air-conditioning maintenance before the main cooling season is a practical baseline. Homes with older equipment, heavy daily use, pets, indoor air quality concerns, or prior cooling problems may benefit from closer attention. Keep a record of filter changes, repairs, and any rooms that feel consistently warmer than the rest of the home.
